4.1 The Contract

The contract is made between the person signing the booking form (the ‘guest’) and the owner of Malthouse Court Cottage (the ‘owner’). The acceptance of a booking creates a Contract between the guest and the owner of the property subject to these terms and conditions. Once the completed Booking Form and Deposit have been received and confirmation sent, the booking is then secure.


4.2  Provisional Bookings

Provisional bookings can be accepted by email however these are not secure. To secure a booking, a Booking Form and Deposit must be in receipt of the owner.


Without being in receipt of this Deposit your booking can only be treated as a ‘provisional booking’, and is not secured. Should somebody else’s Booking Form and Deposit be received for the same dates as your provisional booking, any provisional booking you may have made will be lost.


4.3  Bookings, Payment and Deposit

A non-refundable Deposit of 30% of the cost of your booking is payable with your booking. Payment can be made by either an electronic bank transfer (please request our bank details for this) or by sending a personal cheque or banker’s draft, made payable to ‘Mr Neil Smith”, to the address at the top of the form. Having completed the Booking Form and paid the deposit, a receipt/booking confirmation will be emailed to the guest by return. The outstanding balance is then payable 6 weeks before your arrival date.

4.4  Late Bookings

For bookings made less than 6 weeks before the arrival date requested, the total amount of the booking fee is payable, including the deposit.


4.5  Cancellation of Your Holiday

Once the Deposit has been paid and the owner has confirmed the booking, guests are normally liable for all the charges of the holiday as a binding contract has been deemed to have been made between the guest and the owner. However, every effort will be made by the owner to re-let the booking, If we are able to re-let we will refund your payment, less the deposit to cover administration costs. Any cancellation must be made in writing and will be effective from the date the written cancellation is received by the owner.


If for any reason beyond the Owner's control the property is not available for the date of the holiday booked, such as fire or flood, all rentals paid by you will be refunded in full. There shall be no further claim possible against the owner.


4.6  Arrival and Departure Times

Guests should arrive no earlier than 4pm, (16:00), and must vacate the property by 10am, (10:00), at the latest. Please adhere to this as this allows time for the property to be fully cleaned and prepared for the next guests.


4.7  Occupancy Levels

The accommodation is available to let for 4 guests only.


4.8  Keys/Access/Departure Arrangements

Details of access/departure arrangements will be forwarded to the guest, once the remaining balance of the rental payment has been received.


4.9  Personal Property and Personal Injury

No responsibility will be accepted for the loss or damage to any guest’s baggage and/or personal belongings whilst using the owner’s property. In addition, the owner will not accept any responsibility for injury to guests, their guests or third parties.


4.10 Care of the Rental Property

Whilst hiring Malthouse Court Cottage are expected to take all reasonable care of the property. At the end of the agreed hire period, the property and its equipment must be left in the state that you found it on arrival. All damage and breakages must be reported to the owner without delay, in order that arrangements can be put in place to repair/replace the damage/breakage.


Any costs associated with making good damage deemed to be malicious in nature will be expected to be paid for by the guest responsible for the booking.  


There is absolutely No Smoking anywhere in the cottage, garden or inside the courtyard.

Bed linen and kitchen towels are provided but please bring your own bath towels

You shall prevent any member of your party from causing a nuisance or disturbance to neighbouring residents.


We make every effort to ensure that the information and cottage description on our website and adverts is as accurate as possible and given in good faith. However, circumstances may result in changes around and within the cottage, and we accept no liability for minor inaccuracies.


4.11 Pets

Well behaved pets are permitted by prior permission. Dogs must be kept under control at all times and not allowed on furniture, upstairs or to be left alone inside the property. The property has a secure fenced off garden and any fouling of this area by pets should be cleaned up by their owners.
